This portion of the project consists of one 5-story multi-family building atop a partial podium with non-combustible ground floor units below the podium. The building wraps a 6-level open-top structured parking garage with two drive aisles. A total of 407 apartment units made up of roughly 22-24 unique unit types with 17 or 15 variations respectively. There will also be approximately 2,590sf of retail space as well as a 2-story clubhouse, pool courtyard, amenity courtyard, leasing/lobby, and amenity areas incorporated into the first floor of the building. Two-story town homes will be built at the base of the building's North side in addition to a few 2-story loft units at the top level at the South end.
Soil conditions varied across the site and required extensive foundation coordination as excavation progress during construction. Site utility locations required creative engineering solutions to avoid conflicts with required easements. Stormwater management structures had to be incorporated into the building foundations and tie into an extensive drainage system.
Project was part of a multi-phase redevelopment of the northern area of Tysons Corner.
