One of our most technically demanding and rewarding efforts was the Petworth Metro Mixed-Use Development, located directly above the bustling Petworth Metro Station in Washington, D.C. Developed by Donatelli & Klein and designed by Torti Gallas & Partners, this 7-story structure is a model of urban revitalization and structural precision.

Structural Complexity Meets Urban Transit Integration

The project features 140 residential units, 24,000 square feet of retail space, and four levels of below-grade parking. But the true challenge lay beneath: integrating a large residential and commercial building atop a functioning metro station without disrupting access or transit operations.

Our team engineered a structural system that included a 7-inch thick post-tensioned concrete flat plate design for the six upper residential floors providing strength, flexibility, and reduced floor-to-floor height. For the below-grade parking and ground floor, we implemented a conventionally reinforced flat slab system augmented by numerous transfer girders and sloping columns to handle complex load paths and spatial transitions.

Long-Span Solutions: Bridging the Metro Below

One of the most technically ambitious aspects of the project involved designing and installing several 65-foot-long concrete transfer girders to support the building’s upper levels. These girders had to span over the active escalator system of the Petworth Metro Station, requiring precise coordination with WMATA to avoid disruption to daily transit services.

Maintaining full public access to the station throughout construction demanded not just structural expertise but constant collaboration with transportation authorities. Our engineers worked closely with WMATA to develop phasing and protection plans that enabled uninterrupted station operations while delivering a robust structural solution above.

Transforming Transit-Adjacent Development

Completed in 2006, this project set a benchmark for transit-oriented design. By combining high-density housing, vital retail amenities, and seamless integration with public transportation, it helped catalyze economic growth and urban renewal in the Petworth neighborhood.
