Reimagining What Was Left Behind
Nine on the Hudson, located in the upscale Port Imperial area of New Jersey, is a shining example of our ability to innovate around pre-existing site conditions. Originally started by a different developer and then abandoned shortly after the steel piles were installed, the site was eventually taken over by K. Hovnanian and redesigned by architect Marchetto Higgins Stieve with Cates Engineering handling the complex structural rework.
From Steel Piles to Skyline: A Smart Structural Solution
The new vision for the site involved a 13-story, U-shaped condominium building with 278 units built over three levels of structured parking. Our primary challenge: how to economically repurpose the steel deep pile foundation that had already been installed years prior without compromising the integrity or design of the new structure.
Our engineering team undertook a detailed finite element analysis to evaluate the existing pile layout in context with the new architectural requirements. This allowed us to optimize the design to reuse nearly all the existing steel piles, minimizing the need for new deep foundation work. Where alignment issues arose, we strategically placed only a limited number of additional piles and introduced a robust 48-inch MAT foundation to handle load distribution and misalignment between old and new column grids.
Engineering for Efficiency, Sustainability, and Strength
The superstructure was constructed using cast-in-place flat plate concrete floors and roof systems, paired with concrete shear walls to provide the lateral force resistance required for a mid-high-rise in a dense urban location. Our structural design integrated seamlessly with architectural and mechanical systems, delivering a high-performance residential building with long-term durability.
By adapting and reusing existing infrastructure, we not only saved our client time and money, but also made a significant impact on sustainability by reducing waste and unnecessary demolition. The completed project delivered in 2018 is a modern residential landmark that quite literally stands on the strength of smart engineering decisions made beneath the surface.
